Dockside Association Reports Delayed Due to Complex Testing
City officials requested two reports assessing the possible threat the Dockside tower poses and summarizing required corrective measures. These reports included considerations for reducing live loads and a visual inspection of interior conditions. The association acknowledged the request but said additional testing is necessary before submitting findings.
Structural Evaluations Continue as the Building Remains Vacant
Residents were evacuated from Dockside Condominiums on February 28 due to concrete slabs being severely overstressed. Engineers determined that the structure requires major reinforcement to meet safety standards. The evacuation has reduced the building’s weight load, making structural assessments more effective.
The city also asked engineers to examine existing cracks in finishes and concrete surfaces. However, the association said visual inspections are limited because they only capture conditions at the time of assessment. Structural engineers also warned that a punching shear failure could happen suddenly without warning signs.
City Extends Deadline for Further Reports
The City of Charleston officials have given the association until March 14 to submit an analysis of the risk of a progressive floor collapse. The association has stated that additional time will be necessary to complete this report. Meanwhile, efforts are underway to determine if it is safe for residents to retrieve their belongings.
